Renting with a pet in Manhattan

Most Manhattan renters with pets live in apartments, and the building type shapes the rules. A rental building's lease sets the pet policy, but a sublet or rental inside a co-op or condo usually also has to follow the building's own house rules, and many boards want to approve or meet a pet before move-in. Ask early whether board pet approval is part of the application, and whether there are size, breed or number limits.

Daily logistics matter more here than almost anywhere. A fifth-floor walk-up means carrying an older dog or a litter box supply up the stairs every day, while an elevator or doorman building can make walks, deliveries and vet trips easier. Ask where dogs are expected to enter and exit, whether there's a service elevator rule, and how close the nearest dog run or park is.

New York City has a local 'pet law' (NYC Administrative Code § 27-2009.1). In buildings with three or more units, if a tenant keeps a pet openly for three months and the landlord knows but doesn't start legal action, a no-pet lease clause can be waived. It doesn't apply to NYCHA housing or to pets that cause damage, a nuisance or substantial interference, and how it applies in co-ops and condos depends on the situation. The NYC Office of Animal Welfare explains the rule; it's not a substitute for getting a written pet approval.

Dog licenses in New York City are issued by the NYC Health Department; license fees help fund shelters and spay/neuter programs, and licensed, rabies-vaccinated dogs can use park dog runs off-leash. Bring a pet résumé with vaccinations, training notes and a past landlord reference to any board or landlord interview. Make a free pet résumé.
